These General Booking Conditions (hereinafter General Conditions) will regulate the commercial relationship that arises between URBERIA HOMES SL and the user or client for the contracting made through the forms that URBERIA HOMES SL makes available on its website www.suitesocean .com

The reservation through the URBERIA HOMES SL websites will imply the express acceptance, by the client or user of the pages, of these conditions, as well as the conditions of use established for the user’s navigation through the pages owned by URBERIA HOMES SL.

These conditions will be applicable without prejudice to the application of the legal regulations on the matter that are applicable to each case.

The total number of users of the apartments is subject to 6 people for the 2-bedroom apartments plus a sofa bed and an extra 1 baby if a cot is previously requested and subject to availability. In the 3-bedroom apartments a maximum of 8 people plus a baby will be allowed under the same conditions as the 2-bedroom apartments.

The double leasing or subleasing of the apartments is strictly prohibited, as well as the accommodation of people outside the contracted reservation or the invitations of extra people who exceed the total number stipulated for each apartment.

Smoking is strictly prohibited inside the apartments, as well as the consumption of narcotic or narcotic substances, which are also prohibited by law. The use of these substances will be considered a valid reason for the immediate expulsion of the apartments without any compensation, as well as the immediate call to the security forces and state order.

Parties, events, or any type of entertainment that disturbs the peace and enjoyment of the holidays of the other guests, such as inappropriate use of the volume of television, audio equipment, portable speakers, mobile phones, etc., in hours are prohibited. that reasonably belong to rest. Availability

Payment Methods

• Bank Transfer   

You can only select this means of payment when agreeing with our customer service apartment by phone. When the bank transfer is approved by our staff as a form of payment, you will receive confirmation by e-mail with the bank details of URBERIA HOMES SL.

It is very important that when making the transfer you indicate in the subject the reference number, as well as your name and surname, and make the transfer within 3 days after the confirmation date in order to validate it.

Remind you that the payment has to be made in EUROS and that all eventual exchange and bank fees are at your own expense.

In the case of bank transfers made from outside of Spain, it is very important that when ordering the transfer you always inform your bank to take charge of the commissions at origin, those bank commissions and expenses corresponding to your entity. Otherwise, URBERIA HOMES SL could paralyze the contracted service by not receiving the full amount of it.

Possible exchange and banking commissions are borne by the client.

Bail

URBERIA HOMES SL sets a minimum deposit of 300 Euros, a price that may vary depending on the circumstances but will always be indicated on the reservation form, prior to payment. The purpose of the deposit is to guarantee URBERIA HOMES SL for possible damage to the apartment, furniture, facilities, etc. or loss or disappearance of any element of this or the misuse of electronic devices or appliances or any other damage that may be found in apartment. URBERIA HOMES SL will return the amount of the deposit within a maximum period of 72 hours (some banks or payment systems may take a little longer to return), after verifying that the entire apartment is in an acceptable state. Cancellation of the reservation

Until 3pm, 30 days before the scheduled date of your arrival, URBERIA HOMES SL will return 100% of the amount paid, that is, 100% of the amount paid for the reservation as well as 100% of the deposit paid. If your cancellation is made after this period before your arrival date, the penalty is 50% of the total stay, but 100% of the amount of the deposit paid will be refunded. If you do not show up or leave before the scheduled date, the hotel will charge the total of your reserved stay including applicable taxes and 100% of the deposit paid will be returned.

Withdrawal

As established in article 103 of Law 3/2014, of March 27, which modifies the revised text of the General Law for the Defense of consumers and Users, the supplies of services or goods made in accordance with the specifications of the consumer or clearly personalized, or that, by their nature, cannot be returned or may deteriorate or expire quickly, are exempt from withdrawal.

DATA PROTECTION

In accordance with the provisions of current regulations on Protection of Personal Data, we inform you that your data will be incorporated into the treatment system owned by URBERIA HOMES SL with CIF B01856343 and registered office at Calle Prosperidad 19, Pol. Ind. Cabeza Hermosa – CP: 41500, Alcalá de Guadaíra (Seville), in order to facilitate, expedite and fulfill the commitments established between both parties. In compliance with current regulations, URBERIA HOMES SL informs that the data will be kept for the period strictly necessary to comply with the aforementioned precepts.

APPLICABLE LEGISLATION AND JURISDICTION

Likewise, URBERIA HOMES SL reserves the right to file civil or criminal actions that it deems appropriate for the improper use of its website and content or for breach of these conditions.

The relationship between the user and the provider will be governed by current regulations and applicable in the Spanish territory. If any controversy arises, the parties may submit their conflicts to arbitration or go to ordinary jurisdiction, complying with the rules on jurisdiction and competence in this regard.
